Overview:
  • Housing prices have tremendously appreciated year-over-year and have surpassed all median home prices for the County since 2008. June 2013’s median home price is $545,000, an increase of $5,000 from the previous month and a $92,000 increase over June 2012. The median home price continues to ascend with each month, with no sign of slowing for the short-term.
  • Average apartment rents for Orange County have spiked with housing price growth, nearing $100 more on average for 2013 each month than the previous year. June marks the highest average rent recorded for 2013 thus far at an average of $1,670, a moderate increase of $33 compared to May 2013 and a $16 increase year-over-year compared to June 2012.
  • The number of residential building permits in Orange County spiked drastically in April 2011, before regressing back to average 2010 numbers in July 2011. 2012 was overall a healthier period for housing permits, with relatively sustained growth throughout the year and carrying momentum into May 2013. However, Orange County receded in permit growth from May to June 2013, moving from 857 to 695 over one month. Within Orange County, only Irvine showed significant growth in permits granted, comprising just over 50% of residential permits for the entire County in June 2013.
