Overview:
  • Orange County’s median home price as of December 2015 was $631,250, an increase of $49,250 year-over-year from December 2014’s level of $582,000. Home prices in Orange County have recently been fluctuating between $610,000 and $615,000 since May 2015 making this most recent December 2015 reading the highest home price recorded since April 2015. The housing market, especially in Orange County, is being watched closely considering the large fluctuations recently experienced in home prices as well as due to both domestic and international economic concerns. While the housing market continues to display strength, a rise in interest rates from the Fed, continued struggles by younger generations to accumulate their savings and a preponderance for younger generals to favor rentals could negatively impact the housing market going into 2016.
  • Apartment rental rates in Orange County have seen strong year-over-year growth since 2012 and continue to climb to new heights in 2015. The Orange County average rental rate in December 2015 decreased slightly to $1,834 – an increase of $10 compared to the previous December yet a decrease of $45 compared to the previous month. On a per-city basis, Santa Ana had the highest year-over-year growth ($100) while Irvine and Anaheim saw large declines of $626 and $113 year-over-year, respectively. On a month-to-month basis, the average apartment rent was unchanged in Anaheim staying at $1,346 in both November and December 2015. Irvine experienced a large decrease since last month, falling by $313 to $2,083 while Santa Ana apartment rents increased by $179 during the same time period reaching $2,072 in December 2015.
  • Orange County Building permit activity in October 2014 hit landmark highs with 1,892 permits granted during the month. December 2015 experienced a negligible decrease in new permits issued with 655 new permits recorded in the county for the month, a decrease of 1 permit since November 2015 and a decrease of 90 permits since December 2014. Garden Grove represented the city with the highest amount of new permits recorded during the month of December 2015 at 180, an increase of 179 compared to readings for the previous month.
